What makes your house a home in the uniquely “you” touches that reflect your personal style. But when you go to sale your home you’ll want to stage it in a way that is affordable and appeals to the most potential buyers. Here are some tips on how to make quick and easy changes with impact.

KITCHEN: The kitchen is still considered the heart of the home. Potential home buyers make a beeline for this room when they first view a home for sale, so make sure your kitchen looks clean and reasonably updated.

For a few hundred dollars, you can replace the kitchen faucet set, add new cabinet door handles and update old lighting fixtures with brighter, more energy-efficient ones.

If you’ve got a slightly larger budget, you can give the cabinets themselves a makeover. “Rather than spring for a whole new cabinet system, which can be expensive, look into hiring a refacing company,” says serial remodeler Gwen Moran, co-author of “Build Your Own Home on a Shoestring.”

“Many companies can remove cabinet doors and drawers, refinish the cabinet boxes, then add brand-new doors and drawers. With a fresh coat of paint over the whole set, your cabinets will look like new.”

If you’re handy, you can order your own replacement cabinet doors and door fronts from retailers like Lowe’s Home Improvement or The Home Depot and install them yourself.

BATHROOM: Next to the kitchen, bathrooms are often the most important rooms to update. They, too, can be improved without a lot of cash. “Even simple things like a new toilet seat and a pedestal sink are pretty easy for homeowners to install, and they make a big difference in the look of the bath,” says Moran.

Replacing an old, discolored bathroom floor with easy-to-apply vinyl tiles or a small piece of sheet vinyl. “You may not even need to take up the old floor. You can install the new floor right over the old one,” she says.

If your tub and shower are looking dingy, consider re-grouting the tile and replacing any chipped tiles. A more complete cover-up is a prefabricated tub and shower surround. These one-piece units may require professional installation but can still be cheaper than paying to re-tile walls and refinish a worn tub.

STORAGE: Old houses, particularly, are notorious for their lack of closet space. If you have cramped storage areas, Realtor Moe Viessi of Miami suggests adding do-it-yourself wire and laminate closet systems to bedrooms, pantries and entry closets.

Firms like ClosetMaid allow you to measure and redesign your closets online. You can also get design details and parts for these systems at many large home-improvement stores. Most closets can be updated in a weekend or less.

In the end, your closets will be more functional while you’re living in the house and will make your home look more customized to potential buyers when you’re ready to sell.

LIGHT: If you have boring recessed lights in your dining and living rooms, consider replacing one of the room’s lights with an eye-catching chandelier. Home stores offer a wide range of inexpensive, but nice-looking, ceiling fixtures these days. If you have a ceiling fan and light, you can also buy replacement fan blades (leaving the fan body in place) to update the fixture’s look.

CURB APPEAL: Although it sounds obvious, a nicely mowed lawn, a few well-placed shrubs and a swept walkway makes a great first impression. “What buyers see when they first drive by your home is tremendously important,” says Viessi.

If you don’t have a green thumb, consider hiring a landscaper to install some new sod, plant a few evergreen shrubs and give your front yard a good cleanup. “These kinds of changes can instantly change people’s perception of your home and, therefore, increase its value,” says Viessi. And hey, your neighbors will love you for it, too.

A boy named Giovanni and his girlfriend were visiting Italy and he gave her a piggy back ride through the cobblestone streets. During their travels they kept seeing a figurine in shop windows of a priest giving a nun a piggy back ride and despite their efforts no one seems to have it for sale. Display only. Eventually Giovanni found the figurine to give to his girl. As he went to leave the shop-keeper told the American boy that the shop was for sale and quotes him a price in Euros. The seed had been planted and the ceramics enthusiast, several girls and several years later, is now the proud proprietor of Sorella Luna, which means ” sister moon” in Italian. The Ceramics and fine arts gallery offers masterpieces from Italy’s most renowned regions for ceramics. They specialize in hand-crafted works using ancient designs that have been perfected for years. The store has been open a little over a year-and-a-half and is full of beautiful platters featuring portrait, geometrico, figures and fruit patterns and a complete selection of other table wares. They even have figurines, but the one of the boy giving the girl a piggy back ride is…in great Italian tradition…not for sale. Sorella Luna is located at 416 NS 12th Avenue in Portland Oregon and can be reached at 503-973-5862 and can is online at <a href="http://www.thesorellaluna.com" title="http://www.thesorellaluna.

Carrie Nation was a member of the temperance movement, which opposed alcohol in pre-Prohibition America. She is particularly noteworthy for promoting her viewpoint through vandalism and is most famous for entering into alcohol-serving establishments and attacking the bar with her signature hatchet. Nation was a large woman, 6 feet tall and 175 pounds and she described herself as “a bulldog running along at the feet of Jesus, barking at what He doesn’t like”. But don’t worry, she is not invited. The term “Blind Pig” was code for a speakeasy, which Circa33 honors with its name and authentic décor from the prohibition era that ended in 1933. On June 25th all this history is worth celebrating at the Carrie Nation’s Blind Pig Social! Ten local distillers will be on-site sampling their favorites at the party that goes all day from noon to midnight. Join the fun for only a $5 cover that will benefit the Oregon Distillers Guild. Cheers! Circa33 is on 33rd and SE Belmont in Portland! Come celebrate the beginning of summer with a toast to our liquid freedom!

I am really excited and honored because I have been asked to help at the Junior Rose Festival Parade! I have been told it can get a little crazy with all the bands, school groups, scout troops, children’s organizations, youth clubs, dance teams, floats and four-legged fur balls in the parade. For many years, the parade featured members of the Junior Court. Today, children dress in costume, build colorful floats towed on wagons, or ride on bikes decorated with flowers, crepe paper, streamers and balloons—some of them future court members themselves! I have been in the parade several years but this year I am “taking it up a notch” and helping with formation and am a judge for the floats. It is going to be awesome and I am really looking forward to it. The Junior Rose Festival Parade is this Wednesday June 8th at 1pm and starts at Sacramento & 52nd Avenue in Northeast Portland. It is only one of dozens of events around town to celebrate the Rose Festival and you can find a complete list at <a href="http://www.rosefestival.org" title="http://www.rosefestival.

To live here is to love it here! Portland Oregon has too many wonderful aspects to list but some things are less fact, and more flair, and you’d have to be a local to really be “in the know” about them. One is the annual Red Dress Party! It started as a party in the basement of a North Portland home and has become one of the most celebrated fundraising events in town. Next Spring it will be the 12th year of the event that knows how to put the fun back into fundraiser. Over 2000 men and women show up in their red dresses to party and raise money for Pivot, Q-Center, and the safe choices program of the YMCA Clark County.

Another way that Portland keeps it weird is by the local obsession of birds that recently got national attention when the televsion show, Portlandia coined the phrase, “Put a bird on it”. The satire pokes fun at the city’s DIY craft boom when characters Lisa & Bryce joke that if you just put a bird on it, you can call it art. Honestly, you can find the motif on purses, shirts, jewelry, etc, in most boutiques around town so, to me, it’s funny because it’s true. But what do you expect from a town that is surrounded by trees and nature? Even the culinary world has poked fun back by putting an egg on entrees. Many menus now feature creations that feature a fried or poached egg atop a savory dish. Which came first…the bird or the egg or Portland itself? Hard to say.

Icebreaker is a very popular athletic clothing line that originates in New Zealand but has its U.S. headquarters right here in Portland. They design for men and women and use deep tones and contrasting stitching. But Icebreaker is mainly known for using only the finest merino wool from high elevation sheep in New Zealand, keeping garments soft and warm with UV protection but eliminating the rough scratchiness that is commonly associated with wool. The first time I zipped up one of their running jackets I was surprised how snug and warm it felt, though light and thin for movement. If you want to see the Icebreaker line for yourself you should come celebrate their launch into the Fit Right NW Portland store. The event will feature Zealand wines, cheeses, and tunes from 6pm-8pm and 20% off MSRP on all new Icebreaker in the store! While you are there you can bid on the silent auction knowing that 100 percent of the proceeds will go toward the relief effort for the Christchurch earthquake with the top two benefactors receiving a free Icebreaker piece of their choice. So, if you are thinking about getting back into shape, start tonight with cheese and wine and your friends from New Zealand. Fit Right NW is located at 2285 NW Raleigh Street, Portland, Oregon 9710.

As a little girl, my friend Crystal grew up in a haunted house. “I was only three years old at the time but have a few profound memories and experiences. I always believed this kept me “awake” through my life to truly know that there is really another side”, she told me. As an adult she embarked on a over decade long spiritual path with a master teacher to work on advancing her skills of clairvoyance, clairaudience, claircognizance, and clairsentience. Since then she has cleared many homes of lost souls and dark and negative energies. If you feel, lets say “joined”, then you want a professional and not a camera-seeking hack to help you. Crystal told me she often feels frustrated when watching all these ghost hunter television shows because “it is like they are searching in the dark with limited understanding and skill”. Her main focus is to help people clear out unwanted energy in houses, businesses, and properties so they can feel comfortable in their space. A sort of ghostbuster if you will. Who you gonna call?
